The first survey

We walk the property with you, inside and out, and write down its actual condition. Roof covering, gutters, garden, alarms — all of it goes on paper. No charge, no obligation, and you keep the notes either way.

Your care plan

From the survey we set a visit frequency and a checklist specific to the building. A compact modern flat and a detached house with mature trees need very different rounds, so the plan says exactly what it covers and what it leaves out.

Scheduled visits

We turn up on the agreed dates whether or not you have reported anything. Routine items are done on the visit. We quote anything larger before a tool comes out, so no invoice ever surprises you.

A report you can actually read

After each visit you get a short written summary: what we checked, what we did, what we are watching, and what needs a decision. Plain sentences and photographs, not a form full of ticks.

Being straight about it

What Berksaw Active Propertycare Does Not Do

A maintenance service that claims to do everything usually does several things badly. These are the jobs we identify and flag, but hand to a certificated trade.

  • Gas and heating work. Boilers, flues and gas appliances are for a registered gas engineer, without exception.
  • Notifiable electrical work. We test alarms and report faults; consumer units and new circuits go to a qualified electrician.
  • Structural and roofing works at height. We inspect from safe ground level and arrange a roofer when access equipment is needed.
  • Emergency call-outs. This is a planned service. For a burst pipe at midnight you need a 24-hour contractor, not a maintenance round.

Saying this plainly saves everybody a wasted visit. It is also why the reports are worth reading: when we do say something needs a specialist, we mean it.

The care plan sets out the visits, the checklist and the price in writing, so both sides know where they stand. It is a working document, not a trap — you can adjust it or end it, and the survey notes stay yours regardless.
